02 Reading guide

What to look for as you read

  • The verdict comes first — you get the answer, then the evidence, never a 40-page maze.
  • Green never means "safe". It means "no flag in the records I could see" — and the records I could see are listed, with dates.
  • The blind-spot box is the point. What a desk screen cannot check is named out loud — that list is what you hand your lawyer.
  • The demand list is your next move — the exact documents to require from the seller before any deposit.

Each sample below costs less than an hour of a local lawyer's time (€150–300) — and screens the deal before the €30,000–150,000 deposit decision.
